I needed a power of attorney prepared so my wife could handle banking matters while I was back in the UK for three months. Krung Pact explained exactly what type of document was needed, drafted it in both languages, and handled the notarization. The whole thing was done in four days. Very professional and easy to work with.

Business Owner, Bangkok
We engaged Krung Pact for the corporate governance program after receiving a warning about filing gaps. Their compliance gap analysis caught several issues we had not noticed, and the implementation was well paced. The governance handbook they produced is something we now use in every board meeting. Worth the investment.

James Hartley
Investor, Bangkok
I used their real estate advisory service when purchasing a condominium. The due diligence was thorough — they found an unresolved lien on the unit that the seller had not disclosed. It delayed things by about two weeks while it was sorted, but I was glad they caught it. The only thing I would mention is that the initial consultation could have gone into more detail about the timeline. Otherwise, solid work.

Aranya Phongsri
Property Seller, Nonthaburi
I sold a piece of land to a foreign buyer and needed help with the contract and Land Department paperwork. Krung Pact managed the entire process, including coordinating the transfer date with the buyer's representative. They kept me informed every step of the way. I appreciated not having to chase for updates.

David Whitmore
Retiree, Hua Hin
Needed a statutory declaration for a matter back in Australia. The firm prepared it quickly and arranged the notarization within the week. They were straightforward about what could and could not be done under Thai law. I had to travel to Bangkok for the signing, which was a bit inconvenient from Hua Hin, but that is the nature of notarial work here. Good experience overall.

CFO, Manufacturing Company, Samut Prakan
Our company went through the governance compliance program and it was a substantial piece of work. The team identified several gaps in our annual reporting processes and helped us set up proper filing schedules. The board charter template they developed has simplified our quarterly meetings considerably. I would recommend this program to any mid-sized Thai company that has outgrown informal governance practices.

Client Journeys
A look at how our services helped clients navigate specific legal challenges in Thailand.
Challenge
A German couple purchased a Bangkok condominium but discovered during due diligence that the foreign ownership quota in their building was nearly full. They risked being unable to register the unit in the husband's name and needed to understand their options quickly.
Solution
Krung Pact verified the exact quota status with the building's juristic person and confirmed remaining availability. We then coordinated a priority registration timeline with both the seller and the Land Department, ensuring the transfer was filed before the quota was exhausted. Bilingual reporting kept both clients fully informed throughout.
Results
The transfer completed within five weeks instead of the usual six to eight. The couple secured freehold foreign ownership before the building reached its quota limit. They received a full transaction file for their records and later returned for notarial work on a separate banking matter.
Challenge
A Thai logistics company with 85 employees had been operating without formalized board procedures for over a decade. When a new investor came on board, proper governance documentation became a condition of the investment agreement. The company had three months to get their house in order.
Solution
We enrolled the company in our twelve-week governance program. The gap analysis identified eleven compliance shortfalls, including missed DBD filings and absent shareholder meeting minutes for two fiscal years. We prepared back-filings, created board charters, established meeting protocols, and trained the company secretary on ongoing obligations.
Results
All eleven compliance gaps were resolved within the twelve-week timeframe. The investor received a clean governance report, and the company now operates with a documented framework for board decisions, filings, and shareholder communications. The investment closed on schedule.
Challenge
An Australian businesswoman needed to grant power of attorney to her Thai lawyer for a property sale while she was overseas for an extended period. The document needed to be valid for both the property transaction and for related banking authority, and it had to meet requirements for legalization in both jurisdictions.
Solution
Krung Pact prepared a comprehensive power of attorney covering both the property sale authority and limited banking authority. The document was drafted in Thai and English, executed before a notarial officer in Bangkok prior to her departure, and prepared with the necessary certifications for use with both the Land Department and her bank.
Results
The power of attorney was completed in four business days. The property sale subsequently closed without requiring the client's physical presence, and the banking authority functioned as intended. Total cost was within the standard fee for notarial services, with no additional charges for the dual-scope drafting.
