Common Questions

Frequently Asked Questions

What should I bring to the initial consultation?
It depends on the nature of your matter. For notarial work, please bring your passport or Thai ID card, plus any existing documents related to the authority you wish to grant. For property matters, the title deed number or sale contract draft is helpful. For corporate engagements, recent company registration documents and existing bylaws are a good starting point. If you are not sure, just reach out — we will let you know what is needed before your visit.
How long does a power of attorney typically take to complete?
Most powers of attorney are completed within three to five business days. This includes consultation, drafting, review, and coordination with the notarial officer. Documents intended for international use may require additional legalization steps, which can extend the timeline by a few days.
Do you work with foreign nationals buying property in Thailand?
Yes, a significant portion of our real estate advisory work involves foreign nationals. Thai property law places certain restrictions on foreign ownership, and we help clients understand these structures — such as condominium freehold ownership or leasehold arrangements — so they can make well-informed decisions. All documentation is provided in both Thai and English.
What does the compliance gap analysis involve?
During the first two weeks of our governance program, we review your company's existing documentation, filing history, board practices, and internal policies. We then identify areas where current practices fall short of regulatory requirements or governance best practices. This analysis forms the basis for all subsequent implementation work, so no effort is wasted on areas that are already in good order.
How are fees structured?
Each service has a base fee listed on our website. Before beginning any engagement, we discuss the full scope and agree on fees in writing. If additional work beyond the original scope arises during the engagement, we will discuss it with you before proceeding. There are no undisclosed charges.
Can meetings be conducted remotely?
Many of our consultations and progress updates can be held via video call, particularly for clients based outside Bangkok or overseas. However, certain notarial and signing procedures require in-person attendance under Thai law. We will let you know in advance which steps require a physical visit to our office or to a government office.
